Etihad Rail could strengthen Dubai property
demand where station access makes travel between emirates convenient. Dubai
passenger services began on 30 September 2026, with Dubai Station connected to
Jumeirah Golf Estates Metro Station. For buyers considering off-plan apartments
in Dubai South and Dubai Industrial City, the opportunity is to combine a
suitable home with useful transport connections. SAMANA
South Haven 2 and SAMANA Hills South 3 bring different apartment options
into that comparison. Here is what to know about Etihad Rail’s Dubai station,
ticket prices, journey times and the practical checks that matter before
buying.

Where is the Etihad Rail station in Dubai
Dubai’s Etihad Rail passenger station is at
Jumeirah Golf Estates. Its pedestrian bridge connects passengers directly with
the Dubai Metro.
The RTA Metro map places Al Furjan, Jumeirah Golf Estates and Dubai Investment Park on the Red Line’s Route 2020 section. This makes Metro access worth considering alongside road access when comparing apartments.
For homes in Dubai South or Dubai
Industrial City, assess the route from the exact building to the passenger
entrance. A southern Dubai address or a view of railway tracks does not
establish convenient station access.
How long does Etihad Rail take from Dubai to Abu Dhabi
Abu Dhabi’s official tourism guide lists an
indicative journey of 57 minutes between
Abu Dhabi and Dubai. Treat that as a planning reference; use the duration
shown for your selected departure in Etihad Rail’s booking system.
The same guide lists an indicative 69 minutes between Dubai and Fujairah, subject to timetable changes. See official journey-time guidance and the Etihad Rail journey planner.
For a commute, add the journey to Dubai
Station, the time needed before departure and onward transport at the other
end. Train time alone cannot tell you whether a particular apartment works for
someone employed in Abu Dhabi.
How much are Etihad Rail tickets and how can you book
Etihad Rail announced launch fares from AED 39 in Comfort Class and AED 109 in Premium Class. These are
starting fares across the launch offering, rather than a fixed quote for every
Dubai–Abu Dhabi or Dubai–Fujairah departure.
Book through the official Etihad
Rail website, its mobile app or ticket vending machines at stations.
Select your route, date and travel class to see the applicable fare.
Which Dubai areas offer access to Etihad Rail
Jumeirah Golf Estates is the first location
to assess because it hosts Dubai Station. Al Furjan and Dubai Investment Park
offer Metro connections; Dubai Production City, Dubai Industrial City and Dubai
South require closer assessment of road access from each property.

These are broad estimates for initial planning, not measured project routes or official transport timings. Driving ranges exclude parking and boarding. Metro ranges allow for waiting and the pedestrian transfer but exclude travel to the departure Metro station. Peak traffic can take journeys outside these ranges.

our Al Furjan area guide. For future Metro
infrastructure, explore the Dubai Metro Blue Line property map.
Could Etihad Rail increase Dubai property prices and rental demand
Useful station access could make a home
more appealing to residents who regularly travel between emirates. The effect
depends on whether the service improves their actual routine.
A household with one partner working in Abu Dhabi may value a dependable rail option. Professionals attending occasional meetings may use it less frequently. For aviation and industrial employees working locally, proximity to work may carry more weight than rail access.
For investors, identify the likely tenant
before estimating a transport premium. Compare similar apartment rents,
competing supply, service charges and the purchase price. Etihad Rail does not
establish a guaranteed increase in property prices, rents or rental yields.
What does Etihad Rail mean for Dubai South property buyers
Etihad Rail adds an inter-emirate travel
option for Dubai South residents who can conveniently reach Dubai Station. It
should sit alongside the area’s aviation, logistics and employment connections
when choosing a home.
In April 2024, Dubai approved the new passenger terminal at Al Maktoum International Airport at a cost of AED 128 billion. The official announcement described a first phase intended to accommodate 150 million passengers annually within ten years. This is a planned infrastructure programme, rather than completed airport capacity. See the Dubai Government airport announcement.
For apartment buyers, that creates two
questions: does the location suit everyday work and family life, and would rail
improve journeys beyond Dubai? Our Dubai South property investment guide covers
the broader area outlook.
SAMANA apartments to compare in southern Dubai

two-bedroom apartments with a store, with studio prices starting from AED 644,000. Its leisure facilities
include adult and children’s pools, a Jacuzzi, outdoor cinema, children’s play
area and a multipurpose court.

Its DIC 4 address should be assessed
separately from Dubai South’s Residential District. Compare the exact project
pin with your workplace and Dubai Station. Request the expected handover
information with your preferred unit’s floor plan and cost sheet.
SAMANA Hills South 3 in Dubai South
SAMANA Hills South 3 offers studios,
one-bedroom and two-bedroom apartments, with a listed starting price of AED 998,889 and expected handover in Q4 2028. Amenities include an outdoor swimming
pool, Jacuzzi, outdoor gym, children’s area, outdoor cinema and BBQ area.
The PDC plan is 15% on booking, 10% in month 12 and 1% monthly for 75 months. The non-PDC plan is 20% on booking, 10% in month 12 and 1% monthly for 70 months. Both total 100%.
For buyers comparing a studio or a
two-bedroom apartment in Dubai South, assess the layout, total price and
payment commitments alongside everyday travel. Its rail connection requires a
separate journey to Dubai Station.
SAMANA South Haven
SAMANA South Haven provides another apartment
option in the southern Dubai portfolio, with studio, one-bedroom and
two-bedroom layouts. Its amenities include adult and children’s pools, a
Pilates studio, sauna and steam room, library lounge, outdoor cinema and
landscaped walking and jogging areas.
Compare its location and apartment options with South Haven 2 and Hills South 3. Each development needs its own assessment of station access and local commute.
What to check before buying off plan with Etihad Rail access
1. Start
from the building entrance. Map the route to Dubai Station and check it at
the time you expect to travel.
2. Choose an actual train departure. Compare arrival time with your work schedule and include onward transport.
3. Calculate the full commute cost. Add rail fares, Metro or taxi legs, parking and any driving costs.
4. Compare the apartment itself. Review usable space, amenities, estimated service charges and nearby facilities.
5. Check the complete purchase commitment. Request the unit cost sheet, payment milestones and expected handover information.
Paying more for transport access makes
sense only when that access is useful to you or your likely tenant. Assess
announced future infrastructure separately from services operating today.
