The Best Payment Plans for Dubai Real Estate in 2026

Whether you are looking to buy apartments in Dubai on installments or seeking a high-ROI investment, our new payment plans are designed to maximize affordability without compromising on luxury.

Offer 1: The 80-Month 1% Payment Plan

This payment plan is perfect for buyers who want to minimize their upfront commitment while enjoying a steady, extended payment structure.

  • Down Payment: 5%

  • Monthly Instalments: 1% for 80 Months

  • Milestone Payments: 5% on the 6th, 12th, and 18th month

This payment plan gives you the freedom to own a premium SAMANA property with a seamless payment structure that spans the entire project lifecycle. No financial strain, just consistent instalments.

Offer 2: The 50-Month 2% Payment Plan

For those looking for an incredibly low barrier to entry, this plan offers a fast track to property ownership in Dubai.

  • Down Payment: 2%

  • Monthly Instalments: 2% for 49 Months

Unlike a conventional purchase, there is no separate down payment on this plan. The 2% paid at booking is your first monthly instalment — the closest structure available in Dubai to a zero down payment purchase. The remaining 98% is paid at 2% monthly over the following 49 months.

The Moment That Changes Everything

In traditional off-plan transactions, ownership always came later. Buyers would commit 20% or even 30% before seeing their Oqood issued.

Here, that moment arrives at the very beginning.

When first payment is made, your property is registered, and your Oqood is issued through the Dubai Land Department. It is a simple step, but it carries enormous weight.

Because from that point forward, you are not waiting to become an owner.

You already are one.

Zero Down Payment in Dubai: What Is Actually Available

A true zero down payment purchase is not available in Dubai. UAE Central Bank rules require buyer equity on mortgages, and every off-plan purchase requires a payment at reservation. What a developer plan can remove is the separate deposit that normally sits on top of the instalment schedule.

On the 50-month plan, the 2% paid at booking is the first of 50 monthly instalments — not an additional down payment. On the 80-month plan, the 5% booking amount is a genuine down payment, followed by 1% monthly and three 5% milestone payments.

DLD registration, Oqood and administration charges apply separately under both structures and are not included in the payment percentages above. Request the unit-specific schedule before reserving.

Designed for Today’s Buyer

Whether you are buying your first property, expanding your portfolio, or investing from overseas, the appeal is immediate.

  • For first-time buyers, it removes the intimidation of large capital requirements.
  • For investors, it creates a more efficient way to allocate funds while still securing an asset.
  • For international buyers, it brings reassurance knowing that ownership is legally established from day one.

It is a model that adapts to the buyer, not the other way around.

The Opportunity Right Now

Dubai’s real estate market continues to evolve, but opportunities like this don’t remain unchanged for long.

The ability to enter with just 2% or 5%, combined with immediate ownership, is not just rare it is transformative.

It lowers the barrier, reduces the risk, and accelerates the reward.

And for those paying attention, it creates a simple realization:

The hardest part is no longer affordability. It’s timing.

 FAQs

Can I buy a SAMANA property by paying only 2% initially?

Eligible buyers can begin with a 2% payment under the 50-month plan. This 2% is the first monthly instalment, not an additional down payment. The remaining 98% is paid through 49 further monthly instalments of 2%, subject to the official unit-specific schedule and offer terms.

Is the 2% SAMANA plan a zero-down-payment offer?

It does not require a separate down payment in addition to the first instalment, but it is not a zero-payment purchase. The buyer must pay the first 2% instalment at booking and separately cover applicable DLD, Oqood and administration charges.

How does SAMANA’s 1% monthly plan work?

The stated 80-month plan requires 5% at booking, followed by 1% monthly for 80 months. Three additional payments of 5% are due in months 6, 12 and 18. Together, these payments equal 100% of the property price.

Do buyers receive Oqood after the first payment?

The first payment can begin the purchase and Oqood registration process for an eligible unit. Issuance remains subject to a signed SPA, complete documentation, applicable fees and Dubai Land Department procedures. Buyers should confirm the expected registration timeline in writing before reserving.

Is Oqood the same as a Dubai title deed?

No. Oqood is the provisional registration of an off-plan sale. Dubai Land Department issues an electronic provisional registration certificate for the transaction. The final title deed is associated with the completed property and final registration process.

Can international buyers use these payment plans?

International buyers may purchase eligible properties under the available payment plans, subject to identification, contracting, payment and registration requirements. Non-residents should also consider transfer times, currency movements and any compliance documents required to complete the purchase.
