Dubai Land Department describes Taskeen as a two-year residence linked to property ownership in Dubai. Current DLD terms allow an individual owner to apply regardless of property value; a joint owner needs a registered share of at least AED 400,000. Those are eligibility rules for the residence not permission to keep it after the qualifying ownership ends.
When the sale removes the sponsor’s visa basis, the family needs a controlled transition. ICP states that dependents’ permits must be cancelled before the sponsor’s residence or placed on hold for a limited period where the conditions are met. The title deed, sponsor record and family permits should therefore be reviewed as one timeline.
The correct order before a property transfer
1. Identify the sponsor’s visa route. Check who sponsors the spouse and children and whether that residence is Taskeen, Golden Residence, employment or another category.
2. Confirm post-sale eligibility. If you own several properties, ask whether the remaining portfolio still supports the same visa. Never assume eligibility automatically moves to another unit.
3. Choose the next residence route. Options may include another qualifying property, employment, company, freelance, retirement or spouse sponsorship—subject to approval.
4. Ask whether family visas can be placed on hold. Confirm validity requirements, guarantee, documents and the hold deadline before cancelling the sponsor.
5. Coordinate immigration with the sale. Align the visa action with the developer NOC, mortgage clearance and trustee transfer; then verify the lawful-stay date shown for every family member.
Can you put family visas on hold in Dubai?
Possibly. A dependent-visa hold can bridge the period while the sponsor changes residence. ICP lists conditions including an eligible sponsor status change, a valid sponsor residence or legal grace period, and family permits valid for at least three months. It also publishes a financial-guarantee category for cancelling a sponsor’s residence without cancelling family permits.
Approval, timing and guarantee treatment depend on the immigration file. Ask an Amer center or the competent authority for a written checklist before setting the property transfer date. Do not rely on an unofficial “AED per dependent” estimate or assume every family qualifies.
How long is the grace period after visa cancellation?
A grace period allows time to change status or leave the UAE; it does not keep the old property visa active. ICP currently publishes 180 days for Golden, Green and Blue Residence holders and their family members, 90 days for property owners, 60 days for permits issued with a guarantor or host, and 30 days for other categories. GDRFA Dubai’s general cancellation page states 60 days.
The controlling answer is the deadline on the actual immigration record. Check it immediately after cancellation. ICP currently states an AED 50 daily fine after the applicable grace period ends.
What if you sell a Golden Visa property?
Selling one property does not automatically answer whether a property-based Golden Residence survives. The key question is whether the investor still meets the qualifying criteria after the sale. DLD currently describes its real-estate Golden Visa route as a renewable 10-year residence for property purchased at AED 2 million or more, with additional evidence for mortgaged property.
If you are selling one asset, refinancing or buying a replacement, confirm how the remaining titles, registered purchase values and bank evidence will be assessed before transfer.
