Interested in buying a property from SAMANA?
European citizens can buy freehold property in Dubai’s designated ownership areas without becoming UAE residents. For buyers funding a purchase in euros, the key is to budget in UAE dirhams first, then convert every deposit, fee and instalment. If you are buying property in Dubai from Europe, start by comparing SAMANA’s Dubai projects with your budget and preferred handover timeline. This guide helps buyers in Germany, France, Italy, Spain, the Netherlands, Ireland and other eurozone markets understand ownership, euro costs, remote purchasing and off-plan payment plans.
This guide focuses on euro-funded off-plan
purchases. Buyers funding in pounds can use our UK buyer guide for the UK-specific route.
European residence, EU citizenship and euro funding are different
considerations; your documents and tax position depend on your circumstances.
Can Europeans buy property in Dubai
Yes. European nationals can own freehold
property in areas designated for foreign ownership. Freehold ownership is not a
fixed-term lease. Check the ownership status of the specific development before
reserving, rather than assuming every Dubai address qualifies. DLD’s property ownership guidance explains
registration for non-UAE citizens in designated areas.
You can purchase as a non-resident. DLD’s off-plan registration service accepts a valid
passport for non-residents. Living in Europe does not itself establish
eligibility: the buyer’s identity, nationality, compliance checks and the
property’s ownership status still matter.
How much does Dubai property cost in euros
Dubai property prices and contractual
payments are generally stated in AED. A euro figure helps you compare options,
but the amount you actually spend depends on your provider’s exchange rate and
charges when you transfer.
The CBUAE exchange-rate table last updated on 14
October 2026 lists EUR 1 = AED 4.08237. The examples below use that dated
reference rate, rounded to the nearest euro. This is a VAT reference rate, not
a bank transfer quote or a guaranteed conversion rate.

What fees should European buyers include
Allow for registration costs as well as the
apartment price. DLD’s initial-sale service lists a total registration charge
of 4%. Your contract determines the agreed allocation between the parties;
check whether you are expected to fund the full 4%. The service also lists
administrative charges, so request an itemized cost sheet.
How exchange rates affect your payment plan
The dirham is pegged to the US dollar, not
the euro. The CBUAE table records USD 1 = AED 3.6725. Consequently, movements
in EUR/USD affect euro-funded AED payments. A fixed AED price does not give you
a fixed euro budget.
Consider one AED 10,000 instalment under
three hypothetical exchange rates. These scenarios are illustrations, not
forecasts or current market quotations.

How off plan payment plans work for buyers in Europe
An off-plan payment plan divides the agreed
price into scheduled payments. It may include a deposit, monthly instalments,
additional milestone payments and a handover balance. Some plans continue after
handover. The signed sale and purchase agreement, or SPA, sets your
obligations.
SAMANA offers 1% monthly payment structures on selected projects and offers. The full schedule matters: 1% monthly does not describe the deposit, every additional payment or the final balance. Explore SAMANA’s payment-plan guide, then request the unit-specific schedule.
A developer payment plan is different from
a bank mortgage. If you expect to finance a later balance, obtain lender
guidance early; approval and future financing terms are not guaranteed. Do not
assume rental income will fund payments before the apartment is completed,
handed over and let.
Can you buy Dubai property remotely from Europe
Yes, many off-plan purchases can
be arranged from Europe. Confirm the signing, identity checks and registration
process with the developer before paying.
- Choose your apartment. Review the floor plan, price, expected handover and payment schedule.
- Verify the project. Check DLD’s Project Status Enquiry for project and escrow details.
- Prepare your documents. Provide your passport and any requested address and source-of-funds evidence.
- Review and sign. Understand the contract and confirm whether remote signing or an authorized representative is required.
- Pay and keep records. Verify payment details through SAMANA’s official channels, track your euro costs and retain receipts and your Oqood certificate.
Oqood records your
off-plan purchase before the final title deed. Escrow controls help regulate
project funds but do not eliminate investment risk.
Will Dubai property income be taxed in Europe
It depends on your country of tax
residence. You may need to declare Dubai property, rental income and sale
profits under local rules. The EU’s
tax guidance confirms there is no single EU-wide approach.
Qualifying personal property investment income is excluded from UAE corporate tax, subject to FTA conditions. This does not remove your European tax obligations.
Speak to a local tax adviser before buying. Owning Dubai property or obtaining a UAE visa does not automatically change your tax residence.
Does buying property qualify you for a Golden Visa
Property ownership and residency are
separate. GDRFA Dubai lists a 10-year investor residence
route and a minimum real estate value of AED 2 million, subject to its
conditions. At the reference rate used here, AED 2 million is approximately EUR
489,911; the eligibility threshold remains in AED.
Do not assume a reservation or an off-plan
contract automatically qualifies. Confirm the documents accepted for your
property, payment position, mortgage or joint ownership with the relevant
authority before making residency part of your buying decision.
How to compare SAMANA apartments from Europe
Start with your intended use: a future
home, occasional personal use or an investment after completion. Then compare
units by total cost, layout, completion timeline and ongoing management needs.
SAMANA’s resort-style amenities and selected private-pool apartments can form
part of that comparison; specifications vary by development and unit.
Compare the locations and lifestyles as well as the instalments. Explore SAMANA South Haven 2, SAMANA Downtown One and SAMANA Ocean Crest as starting points for different project options. Request current availability and the exact location, unit specification, expected handover, service-charge estimate and payment terms for each shortlist.
For an investment, assess rent after service charges, management fees, maintenance and vacancy. Convert the resulting income into euros using several exchange-rate assumptions. A quoted gross yield or expected price increase is not a guaranteed return.
Ready to compare your options? Explore SAMANA projects and enquire now. Request full floor plans, an itemized AED cost sheet and a dated payment schedule, then ask your bank or transfer provider to calculate the euro funding requirement.
Frequently asked questions
Can EU citizens buy property in Dubai without a UAE visa?
Yes. EU citizens can buy eligible freehold
property in designated areas without holding UAE residence. DLD accepts
passports for non-resident off-plan purchasers, subject to the transaction’s
documentation and checks.
Can I buy Dubai property with a EUR 250000 budget?
At the 14 October 2026 reference rate, EUR
250,000 equals approximately AED 1,020,593 before conversion charges. If that
is your entire budget, deduct registration and other costs before choosing the
apartment price. Availability depends on the project and unit.
Can I pay for a Dubai apartment in euros?
Confirm the accepted payment route with the
developer. Even if your provider debits euros, use the contracted AED amount to
check what must arrive and who pays transfer charges. Do not assume a displayed
euro price fixes the exchange rate.
Do I need a UAE bank account to buy off plan from Europe?
Ask the developer whether it accepts direct
international transfers from your account and what payment evidence is
required. A UAE account is not a substitute for checking the beneficiary,
contract and buyer-compliance requirements.
Is a 1 percent monthly payment plan the entire purchase cost?
No. It describes the monthly instalment
component. Your contract may also require a deposit, additional milestone
payments and a handover balance. Registration, administration and ownership
expenses must be budgeted separately.
Can I complete the purchase without visiting Dubai?
Yes, remote coordination may be available,
but confirm signing, identity verification and registration procedures for your
transaction. A properly authorized representative may be needed for particular
steps, including handover.
Does buying in Dubai mean my rental income is tax free in Europe?
No. Your country of tax residence
determines its reporting and tax requirements. UAE treatment does not remove
European obligations. Obtain country-specific advice before buying.
Does a stronger euro reduce my Dubai property cost?
For an unchanged AED payment, a rate that gives you more dirhams per euro reduces the euros required. A weaker euro has the opposite effect. Each payment date can produce a different euro cost.
