40/60 Payment Plan: Pay 60% After You Move In

SAMANA's 40/60 payment plan splits your purchase into two phases: 40% during construction, 60% after handover. Handover happens once the first 40% is paid, so you move in or start earning rental income well before the balance is due.

What is Oqood and when do you get it?

Your Sale and Purchase Agreement is issued on your first payment and registered with the Dubai Land Department. That registration generates your Oqood, the pre-title deed confirming your ownership of the unit while the building is still under construction.  You're on Dubai's official property register from the start of the purchase, not at handover.

Who the 40/60 plan suits

• Homeowners: You move in at handover and pay the remaining 60% from income rather than savings. If you're renting now, the post-handover payments replace rent instead of stacking on top of it.
• Investors: Rental income starts at handover while 60% of the price is still outstanding, so the property services part of its own cost. Your capital stays free during the construction phase.
• International buyers: Low entry cost, direct purchase from the developer, and DLD registration giving you a recorded ownership position before completion.
